The next meeting of the Lakemoor Community Club Board of Trustees will be held on Tuesday, August 5th at 6:30 p.m. at the home of Ruth Bravetti, 2210 Lakemoor Drive. The board meeting is open to all residents of Ken Lake. The Sept. board meeting will be held on Tuesday, Sept. 9th.

We will be meeting again with two City of Olympia Water Resource Engineers--Craig Tosomeen and Andy Haub on July 23, 2008 at 7:00 p.m. at the home of Dixie Havlak, 1613 Camden Circle to look at a list of proposed solutions.AGENDA ITEMS FOR AUGUST BOARD MEETING:

The annual Ken Lake Community Garage Sale was a success yet again thanks to Chairperson Kirsten Hansen. Here is her report: Thanks to the 44 homes who participated and by doing so contributed $880 (less $36 for ad) towards our community parks. The weather worked out perfectly for buyers and sellers alike. A big THANK YOU to all who helped with the event: my husband Chris for helping with sign-ups, Maria Nardella for coordinating the ARC pick-up (especially at late notice after our initial donation plan fell through), and my Mom and in-laws for picking up all the signs.THE LONG RANGE PLANNING COLOR POSTERS of the four Rec Areas and entrance ARE AVAILABLE FOR RESIDENTS TO LOOK AT BY CALLING and arranging a time with Ruth Bravetti to stop by prior to the August Board Meeting. They will also be available at 6:00 p.m. prior to the August 5th Board Meeting for you to look at and comment on.
Minutes of the July Meeting
July 1, 2008ROLL CALL:
Board Members present were: Ruth Bravetti, Dixie Havlak, and Cindy Smith, Peter Waugh and Judy Fitzgerald.
Others in attendance: Ralph Oliver, Diane Joy, Ken Solt, Todd Newlean and Carol Gruen.CALL TO ORDER:
The July meeting was called to order at 6:30 p.m. at the home of Judy Fitzgerald and Jay Johnson. President Judy Fitzgerald called the meeting to order at 6:30 p.m. The June newsletter was accepted as printed. Karl Young has been added to the Architectural Committee to fill out the 1-½ yrs left of Marisol DeNunzio’s term. This leaves George Smith as chair and Barry DeVries with 2-½ yrs. left. We will need to add another member starting January 1, 2009 for a three year term. If you are interested in serving on this committee please contact a board member.FINANCE REPORT:
A motion was made, seconded and approved to accept the finance reports for June and year to date as presented.SECURITY:

Trent Hart and the committee will have color display boards available at our July 4th event so residents can see what has been discussed as long range goals for the upkeep of our park and common areas these were available at the 4th of July event and a number of responses were received by those attending). They are looking at fences; children play equipment, benches, picnic tables, tennis courts, and a base line for development at all the parks. The boards will also be available for view at the board meeting in August at 6:00 p.m. at the home of Ruth Bravetti.Leola Wheeler is attempting to contact the residents of the two homes along Black Lake Blvd. to see if they would grant the community an easement for fence maintenance but both houses have absentee owners at the present time and have not been responsive.
RECYCLING CONTAINERS:
Carol Gruen will order two 94 gallon recycle containers, one for each of the lake parks.ANNUAL MEETING 2009:
We are contacting Pellegrino’s on Littlerock Road across from COSTCO as a possible meeting place for our Annual Meeting on January 9th. If they cater the meal there is no room charge.ARCHITECTURAL REPORT:
There were no new requests in June.MAINTENANCE REPORT:
The board approved spending $1500-$2500 to repair the hole at the Tennis Courts now. This will need to be done no matter what decisions are made for future use of the Courts as part of the Master plan for the Rec Areas. A pickle ball court is being discussed as a future option for the left side court. The new slide is up at the Westside Rec Area and once the floating dock is permanently anchored in the lake the diving board can be attached and used.The board is putting together a job description on duties for a coordinator to maintain our Rec Areas. We are in need of a person to be the over-seer of what needs to be done to maintain the Rec Areas. We hope to have volunteers help with the work needed but will hire it out if there are not enough volunteers.
COVENANTS/BY LAWS/ ARTICLE OF INCORPORATION:
There were 26 residents at the Community meetings and ten submitted written comments. Draft copies of the synopsis will also be available on the Web or you can contact Dixie Havlak for a copy. A motion was made to authorize 5 hours at $220 per hour of attorney work to put together the documents in their final legal form before being sent to the residents for their consideration. We will be required to have a special meeting and proxy votes for the residents vote on the covenants and articles of incorporation.WESTSIDE ACCESS CD:
Dixie Havlak has a DC overview of the plan from the West Side Access meeting. Anyone is welcome to borrow it.KAISER HEIGHTS:
They have until July 3rd to resubmit their application for development with the City. The Board Treasurer contacted attorney Knoll Lowney for a refund of our $5,000 retainer and ending our contract with the Community. We received a check for $4,972.50 with the difference being $27.50 for a phone call made prior to the request for the refund. Judy Fitzgerald and a group of private residents have replaced the $5,000 retainer and now have a private personal contract with Knoll Lowney. Materials paid for by LCC need to be returned to the Community and a letter from Attorney Knoll Lowney needs to be received if he wants to copy or use any materials that belong to the LCC Community while working with the private residents group. Concern was expressed about the legal issue of LCC materials being used without written permission.WEB PAGE:
